SPACES
This studio is our largest space with a 20’ ceiling, fully sprung hardwood floors, audio equipment, LED lighting, Upright Piano, optional string lighting, and mirrors with blackout drapes. Because this space has a support column located close to the center of the room, it is not recommended for sports activities.
Our proscenium stage is located at the South end of the room. Additionally this room can be divided in half with a 9' blackout curtain. This allows for one side to be a 40' 40' studio and the other side a smaller theatre. We offer limited tables and chairs for a small rental fee. Capacity: 150-200 depending on configuration.
The Grand Oak stage is perfect for presentations, shows, recitals, fundraisers, weddings, and special events. There is an adjoining dressing room with mirrors and professional lighting. Check with our office for a full stage plan and technical details. Loading access is through our main building entrance, no loading dock available.

Pine Studio
(720 sq ft) – 30’ x 24’
Our Pine studio is located in the interior of our facility. It's great for Yoga and seminars. It offers a 12’ high, open industrial ceiling, sprung dance floors, mirrors, dimmable lighting, sound baffling panels, and sound system. This studio also offers a screen and video projection system and can be used as a viewing theatre for a/v presentations. Capacity: 20
Willow Studio
(930 sq ft) – 24’ x 39’
This studio offers 12’ ceilings, dance floor with rubber base, mirrors, LED lighting, mirror black-out drapes and sound system. This studio features full lenght windows on one side of the studio. The floor is of a softer nature so footwear and activity is resticted

Ash Studio

This studio is located on our upper gallery level. It is set up for auditions and theatre rehearsals. It has an 8’ high ceiling, rubber gym floors, and walls painted for film/tv auditions. It has dance mirrors on long wall.

Bar/Kitchen
Our kitchen and bar facility is a non-licensed facility. It is adjacent to the Grand Oak and can be rented by groups for use during special events and functions. Users are required to provide their own liquor license if they wish to serve alcohol. Please note: we do not allow any glassware to leave the bar area (plastic only).

Storage
Located on our upper floor, we offer a storage cage room with individual, secure cages for monthly rental.
Workshop
The Spaces has a modest production facility located on the upper level. Its primary function is for the operation and execution of Evergreen programming. It offers laundry facilities and a large central worktable. The space is available for rent when not being used by Evergreen Theatre. It is ideal for small prop building, costumes, sewing, puppet making, etc.
Offices
The Spaces offers a variety of small offices available for lease. Offices range from $400 - $900 per month and all utilities are included (excluding internet and telephone). Offices include one underground heated parking stall. Contact our office to set up a viewing.

Evergreen Community SPACES is a not-for profit, charitable organization. Running the SPACES is expensive.
While we do our best to control costs & run the facility in the most effective way, we are not able to give time away for free. We have several promotions running in order to provide affordable/accessible studio space.

Evergreen SPACES is a shared multidisciplinary space. As such there is often noise cross-over from different Studios and the facility can be an active and busy place. We ask all SPACES users to be respectful of the groups around you. If a group requests a change in music levels please be respectful and work with the requesting group.
Evergreen works hard to create a fun and memorable atmosphere for all clients using the SPACES. Lighting and sound design choices in our common areas are carefully considered. We do not adjust these elements for any one group unless you have booked our entire facility and have arranged for exclusive use of the space.
Evergreen Community SPACES is a privately owned facility. To ensure the safety of all our guests and our property, only clients or guest of clients are permitted. If you have a question about this policy or wish to arrange a tour please contact our office.
Booking Policies

Time is first come - first served. We do not hold time slots until cashable $200 deposit or pre-payment is received & contracts are finalized. This is required for all bookings.

Time is booked to the half hour, with a minimum time of 1 hour.

Studio rentals are booked as a 50 min hour meaning renters must allow for set-up, client entry, clean-up/takedown, client exit etc. within the allotted hour versus one full hour instructional time.

Renters pay for time between back-to-back bookings in same studio if it's less than 1 hour.

Invoices must be paid immediately upon receipt or classes will be suspended until payment is made in full.

All rates are GST exempt. Credit Cards processed via PayPal and will add an additional 3.5% to client's bill. Etransfer payments preferred.

Full pre-payment required during promotions.

Liability waiver must be completed for each group renting, including appropriate liability insurance listing Evergreen Theatre Society as Additionally Insured.

Cancellation Policy - Time is NON cancellable and NON refundable.

Booking Admin Charge - $5 per booking request.

Multiple booking dates that are changed after initial contract is signed are subject to a schedule change admin fee charge of $35 per change. This applies only to deletions & substantial adjustment changes. Additions to calendar (if available) do not apply.

Clients booking long-term will have first right of refusal for currently booked time slots from year to year. Agreements must be signed and submitted by the re book date or time slot is forfeited and become open for others to book.
SPACES User Policies

At the end of your booking please make sure the Studio is locked and equipment is turned off.

Running, climbing on furniture and horse-play in common space is not permitted.

Posting of signs, ads, or notices other than on the community board is prohibited.

Stereo equipment is connectable via a mini jack with a pre-set volume. If using newer iphone, bring appropriate adapter/dongles.

Garbage and recycling bins provided in the common space.

No outer footwear is permitted in any studio.

If you require a more dust free environment (i.e. for rolling on the floor) a dry mop is provide. Please mop the floor to your needs and leave the dust in a pile for our cleaners.

No glassware is permitted in the facility unless approved ahead by management.

Renters are responsible for the safety and care of the facility and their guests/colleagues/students.

Be prompt with your times.

Do not move furniture from its location.

Appropriate language, behaviour and communication with others using the facility is expected.

Children must be well behaved and supervised at all times by a responsible adult over 18 years old.

Evergreen Theatre is not responsible for any lost/stolen/damaged personal items.

Please help us keep rates reasonable and tidy up after your clients, leaving the space as you found it. Additional charges may apply if not observed.

Clients are responsible for having all necessary access codes. Codes are updated from time to time.

Evergreen will not give access codes to guests of clients. Only the primary group contact can get access codes.

We do not allow animals on the property except for licensed service animals.

Evergreen is not responsible for vehicles parked on our property.

No gum is alowed inside the facility.
